Before you buy

  • •One vote per household; assessments are billed quarterly, in advance.
  • •A reserve fund covers common-area repairs, plus a contingency fund benchmarked at one year of dues.
  • •Any exterior change needs Architectural Review Board (ARB) approval before work starts — a written application, photos or sketches, and neighbor sign-off.
  • •Planning to rent out the unit? You must notify the board within 30 days with occupant info and a copy of the lease.
  • •Two visitor parking passes come with each unit. Boats, trailers, RVs, campers and commercial vehicles aren't allowed on-site (garage only).
  • •There's no on-site pool or clubhouse — residents use the nearby Bren Mar Swim and Tennis Club separately.
  • •If the HOA ever has to step in and fix neglected exterior maintenance, that cost is added to the owner's assessment.

Before you sell

  • •Request a disclosure packet from the association — required for settlement; the association has 14 days to provide it once the fee is paid.
  • •Pass along your two visitor parking passes to the new owner.
  • •Hand over copies of the Bylaws, Parking Regulations and ARB guidelines so the new owner isn't starting blind.
  • •Pass along paperwork for any ARB-approved changes made to the home, so the new owner doesn't need to re-justify work already approved.
  • •Settle any outstanding dues — good standing (no delinquencies) is part of how membership and voting rights are defined.
Parking pass replacement fees have come up in board discussion but no policy has been formally adopted yet — check with the board for current practice before quoting a buyer a number.
